Real Estate App Development Cost: Listing Feeds, Maps and Agent Tools

Listing feeds, RESO Web API, map search, alerts and agent tools: typical effort hours for a real estate app from MVP to scale, plus running costs.

Real estate app development cost depends more on where your listings come from than on how the app looks. A brokerage with a clean CRM export, a US portal pulling MLS data through the RESO Web API and a developer selling a few hundred off-plan units from a spreadsheet can ask for identical screens and need very different backends.

This post costs the work behind those screens. For the product view (buyer, agent and admin apps, stack and integrations), see our real estate app development page. If you want a number before reading on, the app cost calculator gives a first hours range for your own scope.

Our hour figures are planning estimates that line up with the solution page’s table, not a quote. Where you see dollars, they are those hours at $25–$49/hr, the band most firms show on the Clutch Pakistan app developer directory; that is market data, not our pricing.

What a property app budget pays for

A buyer sees search, a map and listing pages. The budget pays for five things, and two of them never appear on screen:

  • Buyer and renter app for iOS and Android: list and map search, filters, listing detail with gallery and floor plans, favourites, enquiries.
  • Listing data pipeline: import, field mapping, geocoding, de-duplication, status changes and a report of rejected listings.
  • Search backend: geographic queries, structured filters and fast results while someone pans the map.
  • Admin panel: listing moderation, agents and agencies, enquiries and content pages.
  • Agent tools and CRM sync: usually version 1, once enquiry volume justifies them.

The feature side, including which features buyers treat as standard, is covered in our guide to real estate app features. Here we stay with hours.

Typical effort estimate for a real estate app MVP, by component

Assumptions: one brokerage or portal in one market; buyer and renter app with list and map search, structured filters, listing detail with gallery and floor plans, favourites and an enquiry form routed by email to the listing agent; admin panel; one listing import from your CRM or one feed; in-app account deletion. Flutter app, Node.js or Laravel API, PostgreSQL with PostGIS, images on a CDN with resizing, Google Maps or Mapbox.

Component Typical effort estimate (hours) What the hours cover
Discovery & data source audit 40–60 Sample feed review, licence terms, field mapping plan, user flows, backlog
UI/UX design 90–150 Search, map, listing, favourites and enquiry screens, admin layouts, clickable prototype
Buyer and renter app (iOS and Android) 300–480 List and map search kept in sync, pin clustering, filters, gallery and floor plans, favourites, enquiry, location on demand
Listing import (one source) 100–160 Field mapping, scheduled sync, status changes, photo download, geocoding, de-duplication, rejected-listing report
Search API 80–130 Geographic queries by map area, filters, sorting, viewport loading, caching
Admin panel 80–130 Listing moderation, agents, enquiries, featured flags, content pages
QA on real devices 70–120 Map performance with dense pins, image loading on mobile data, import edge cases
Project management & release 40–70 Sprints, demos, CI, TestFlight, Play internal testing, store submission
Total 800–1,300 At $25–$49/hr: $20,000–$63,700

Typical effort estimate for planning, not a quote. Dollar figures apply the Clutch Pakistan directory band ($25–$49/hr) as market data, not our prices.

How the listing source changes real estate app development cost

The import line looks modest at 100–160 hours, but it decides whether everything else works. Duplicate listings, wrong coordinates and stale status will sink a well-built app, and every rule that catches them has to be written and tested against your real data. That is why we audit a sample feed in discovery before we price anything.

In the US, the RESO Web API is the standard RESO maintains for MLS data. RESO describes its Web API as built on RESTful design with OData at its core. It says the older RETS standard “has been deprecated” and is no longer supported by RESO, and MLSs certify RESO Data Dictionary standards on the Web API (Data Dictionary 1.7 and 2.0, with 2.1 in draft as of June 2026). For your budget, that means a known field vocabulary and standard queries instead of a bespoke parser per MLS.

It does not remove the licence questions. Each MLS sets the terms for who may display which listings, how often data must refresh and what attribution appears, and IDX display rules come from the MLS you join. Those terms can change the listing page, caching and search design, so we read them before design starts. Outside the US, feeds are usually CRM- or portal-specific, and we treat each as its own mapping job.

Listing sources and their effect on the estimate

Where your listings live today, and what that does to the hours.

Listing source What the import must handle Effect on the estimate
Your own CRM or listing system with an API Field mapping, scheduled sync, status changes, photos Lower half of the 100–160-hour import line
US MLS via the RESO Web API OData queries, Data Dictionary mapping, incremental updates, media, display and attribution rules Upper half of the import line, plus MLS approval time, which is calendar time rather than effort
Partner portal or XML feed Partner-specific fields, uneven image quality, irregular updates Middle of the import line; depends on the partner’s documentation
Spreadsheets or agents typing listings in Bulk upload, listing editor with drafts and approval Fewer import hours; the work moves into the admin line
Each additional feed (multi-agency portal) Separate mapping and de-duplication across feeds Typically 60–120 hours per feed, in scale scope

Typical effort estimate, not a quote. Feed and MLS fees are running costs set by the data provider and are not included.

Key takeaway

Before you compare quotes for a property app, compare what each vendor assumed about your listing data. A quote that ignores de-duplication, geocoding and feed licence rules is not cheaper; it moves the cost to the month after launch.

Search first, agents later: effort by stage

Stages stack: version 1 includes the MVP. Launch with search, listings and enquiries, then add agent tools when you can measure response times.

Stage Typical effort estimate (hours) At $25–$49/hr Typical scope
MVP 800–1,300 $20,000–$63,700 Buyer app with search, map, listing detail, favourites, enquiries; admin panel; one listing import
Version 1 1,500–2,300 $37,500–$112,700 Saved-search alerts, viewings, agent app, CRM integration, virtual tour embeds, area guides
Scale 2,800–4,200+ $70,000–$205,800+ Multi-agency portal, featured listings billing, valuations, off-plan sales, Arabic/RTL, search engine tuning

Typical effort estimate, not a quote. The dollar column multiplies hours by the Clutch Pakistan $25–$49/hr band for illustration.

Version 1 line items: alerts, viewings and agent tools

Hours added on top of the MVP, as typical estimates. Alerts usually come first, because they are why buyers keep the app installed.

Feature Typical added effort (hours) What drives it
Saved-search alerts 130–180 Server-side matching on every new or changed listing, push and email, frequency choices, deep links to results
Viewing requests and booking 120–180 Slots against agent calendars, buffers, confirmations, reminders, reschedules
Agent app 250–330 Lead inbox, quick replies, viewing calendar, listing status updates, photo capture for new listings
CRM integration (one CRM) 100–150 Leads pushed with listing reference and source, status synced back for response timers
Virtual tour embeds 40–60 Hosted 3D or 360° tours embedded in the listing page
Area guides and CMS 60–100 Guide pages, featured projects, editor in the admin panel
Total added 700–1,000 Takes the MVP into the 1,500–2,300-hour version 1 range

Typical effort estimate, not a quote. Each further CRM adds its own integration work.

What pushes a property app into scale scope

  • Multi-agency portal. Per-agency feeds, roles, billing for listing slots and cross-feed de-duplication.
  • Featured listings billing. Paid placement needs clear labels, an invoicing flow and fair ranking rules.
  • Valuations. Sold-price data you are licensed to use, plus wording that keeps estimates from being read as appraisals.
  • Off-plan sales. Unit inventory, reservations, payment schedules and document signing turn the app into a sales system.
  • Arabic and RTL. Mirrored layouts, translated listings and bilingual search for UAE and GCC markets.
  • Search engine tuning. Faceted search across large inventories usually moves from PostGIS alone to Elasticsearch or OpenSearch.

AR room measuring and furniture placement belong here too, as an experiment after launch; our augmented reality app development company page covers when it earns its hours.

Payments and store fees

Deposits, holding fees, reservation fees and rent are payments for real-world services, so they must not go through Apple in-app purchase or Google Play billing. Use a payment provider; holding client money can also bring licensing or escrow duties in your market, which your lawyer should confirm. For provider options, see our walkthrough of payment gateway integration in mobile app builds.

Agent subscriptions and listing boosts are the grey area. Many portals sell them through a web dashboard and invoice, which keeps store fees out of the picture. A digital feature sold inside the app pays Apple 30%, or 15% for members of its Small Business Program. Google Play’s fees depend on market, earnings tier, subscription vs one-off, and whether you use Google Play Billing; for most small developers in the US/UK/EU it is now lower than the old 15–30% (as of October 2026). Store accounts themselves cost $99 a year for Apple and $25 once for Google Play.

What a property app costs to keep running

  • Maps and geocoding: billed per request. Cache geocoding on import and load pins only for the visible map area; our page on Google Maps and location services for mobile apps compares providers.
  • Image CDN: listing galleries are most of the bandwidth bill, so serve several sizes and load thumbnails first.
  • Feed and MLS fees: set by each data provider, sometimes per office or per agent.
  • Search hosting: a managed search engine is priced by records and queries once you outgrow PostGIS.
  • Alerts: push is cheap, email at scale is not; digest options cut both cost and unsubscribes.
  • Tour provider and CRM plans: hosted tours and CRM API access often sit on paid tiers.
  • Maintenance: yearly iOS and Android SDK updates, plus feed format changes from your data providers; budget them with our app maintenance cost checklist.

Where a property app can save hours

  • One listing source first. Add the second feed when the first is clean and stable.
  • Email lead routing before CRM sync. Prove enquiry volume, then integrate the CRM agents actually use.
  • Embed tours. Hosted tour providers cost a fraction of building capture and viewing yourself.
  • Agent web panel before an agent app. A responsive admin view covers early lead handling.
  • Shared code for both platforms. Search, map and listing screens behave the same on iOS and Android, so one Flutter codebase covers them. Keep native work for features that need it, such as AR measuring.

What to send for an accurate real estate estimate

With these in hand we can price the import and search lines instead of guessing.

  • A sample listing export or feed documentation
  • Feed or MLS licence terms, including display and refresh rules
  • Number of active listings and how often they change
  • Sale, rent, off-plan, or all three
  • Launch markets and languages
  • The CRM your agents use today
  • Who creates and edits listings
  • Number of agents and branches

Real estate app development cost FAQs

How much does it cost to build a real estate app?

An MVP with list and map search, listing pages, favourites, enquiries, an admin panel and one listing import typically needs 800–1,300 hours. Using the $25–$49/hr band most Clutch Pakistan firms list, that is roughly $20,000–$63,700 as market data. Alerts, viewings, an agent app and CRM integration take version 1 to 1,500–2,300 hours. These are planning estimates, not quotes.

How much does an MLS integration through the RESO Web API add?

One RESO Web API feed replaces the single listing import in our MVP table and typically lands in the upper half of its 100–160 hours, because Data Dictionary mapping, media and display rules need care. MLS approval and licence paperwork add calendar time rather than effort. Each additional feed in a multi-agency portal typically adds 60–120 hours.

How long does it take to build a real estate app?

Allow one to two weeks of discovery, then 10 to 14 weeks of two-week sprints for a team of four to six. The listing import and search API come first, tested on your own data, and agents get a TestFlight and Play internal testing build after every sprint to try enquiries.

What does a property app cost to run?

Map and geocoding requests, an image CDN for listing galleries, feed or MLS fees, search hosting once you outgrow the database, email for alerts, and paid tiers for tour providers or CRM APIs. Most scale with listings and active users, so model them at your 12-month target. Yearly iOS and Android updates add a maintenance cycle.

Do Apple and Google take a cut of deposits or agent subscriptions?

Not of deposits, rent or reservation fees: they are real-world services and must use a payment provider. Digital features sold inside the app, such as listing boosts, can fall under store billing. Many portals sell agent plans on the web instead. As of October 2026, Google Play’s fees vary by market and billing setup, so we check the current rules at build time.
